Recently my wife and I started a road trip from our home in
Southeast Arizona to Vancouver BC. The purpose was to visit family and friends as
well as to enjoy the countryside during the drive. At our age it is important to
see family while they are still functional and active.
Our first night was in Las Vegas, Nevada and the second
night we enjoyed stopping in Saint George, Utah to visit brother and his lovely
wife. We visited two other family members (sister and brother) in Salt Lake and
Farmington, Utah prior to heading to Boise Idaho where we have long term
friends. After that visit we were excited to head up to Spokane WA where our
youngest son resides with 3 grand children and we decided to go through Idaho
via McCall and Moscow to enjoy a slower drive with beautiful countryside. During
our 8 day stay with son, while In Spokane WA, We were actually encouraged to discover
the "Northwest Treasure".
We wanted to check in with long time friend and past partner
in ownership and operation of a Real Estate office in Coeur d’Alene Idaho. Patrick
Hall currently has his own Real Estate Brokerage in that town and knows most
everyone. He said we have a very unusual and exciting listing that we will
probably want to visit. This was the first step to discovering this Northwest jewel.
Patrick was talking about an approximate 95 acre parcel, zoned commercial where
approx. 40 acres on Lake Coeur D 'Alene and 55 acres with huge frontage on I-90
across from the lake. We definitely wanted to see this unusual listing
concerning lake Coeur D' Alene yet priced below $ 1,000,000. The property is
located less than 15 minutes from downtown Coeur D' Alene with easy access,
situated on the northwest corner of I-90 and Hwy. 97. This is a lovely
well-priced commercial property but not the subject of this blog.

When we arrived there was a person parked at the property
and we developed a conversation and discovered that he and his wife owned acreage only
4 miles away just off “Blue Wolf Ranch”. He asked if we had time to take a look and we said sure we
are on vacation and looking at property in woodsy environment. That was the
start of uncovering the “Great Northwest Jewel"and one of those occasions
where a person can be really lucky and in the right spot at the right time.

Five to seven minutes later we arrived at the 17-acre
Homestead and discovered that there are additional 167 acres of mountain evergreen
tree between 45 - 100' high. The ownership consists of 5 different size parcel
with drivable trails to all 184 acres. The views and smell were unbelievable
and welcoming. Surprisingly there were many very expensive home that we viewed
from the County maintain road as we drove to the property. The homestead was
located less than 1/4 mile off the County maintained road.


In addition, there are 3 good wells with one currently in
use on the seventeen-acre homestead. The active septic system services the
homestead and another area was perked several years ago on another parcel. As
stated earlier, there are drive able trails throughout the acreage with many
locations for home sites and all with awesome views.
Now let me outline the first part of this "Northwest
Jewel": that is the 17-acre homestead they purchased 14+ years ago to
build a western style home. That great building pad is still waiting for a home
because the owner decided to build a 40x60' metal building to park their RV in
while building the new home. However, they ended up building a two level
apartment / guest quarters within this structure. Each level supports approx. 490 sq.ft. of finished and comfortable living. The remaining building space is
occupied with RV and other man toys but there is more to this seventeen acre
parcel.
The poll barn with a large tack room supports the seven
horses playing in fenced green pasture valley area. During our short visit we
viewed for 3 wild turkeys, deer and we are told that the elk utilize this
pasture. This 17 acres is located at the lower level of the 184 acres lying
within 5 parcel. What a great opportunity for a "Family Estate" with
parcels that can be transferred to family members. Also a great investment
because of the pricing and easy seller terms.
