"Help" Closing Existing Bankruptcy Case! ! !



Arizona is calling, come on down there is plenty of room to share.  Currently Cochise Terrace LLC DBA as Cochise Terrace RV Resort is near the end of an existing Bankruptcy Case.   Resolution can be and will be accomplished by selling Deeded RV Sites within one section of Cochise Terrace LLC.  That area is known as Snowbird Hill Community Association and contains 75 sites that are being sold.



 The Court has approved  RV sites sales and we have close 6+ cash buyers that were provided clean title insurance via Pioneer Title Agency.  Those funds are being held by Pioneer Title as directed by the Court.

LLC FLIP Organization

We are building an LLC Organizational structure(s) designed to Remodel/Repair/Replace and Manage Flip Transactions.  These projects will be structured around a four (4) member LLC which will include an operational agreement that will employ a management company to manage the given project. One LLC is setup for each of the “FLIP” projects.  Our projections are 30-35 below market and 20% profit margin within 180 days without utilizing a tenant.
 
The Real Estate Auction.com organization is teaching it's associates how to generate income and help sellers move properties.  The 4 member LLC is setup per project and that is the only property that is worked by this LLC.  Only Four (4) investors are allowed to join the LLC: they invest and enjoy profits from the investment.  The projected net profit is a minimum 20 % and the duration is designed to be less than 180 days.  This entire project is managed by an experienced real estate auction Realtors that comprise the management company.  Management responsibilities are fees as defined in the LLC Operating Agreement.

The only involvement of the LLC member is the one time placement of funds into the project.  Investors will have the opportunity to choose if they desire to join the LLC.  Investor funds are front loaded into a Wells Fargo account while waiting to select the project and membership.  Once the funds are available the investor will have 60 days to pick the project or those funds will be returned to the investor.

"Are successful Realtors Recruited or Trained “?

As a new Regional Director for RealEstateAuction.com, I have expended a
limited amount of time searching for members to join our organization
covering three States.  Several interesting factors are appearing to become
common among those that have and have not elected to come in on the ground
floor of this business model for marketing real estate.



My responsibility is to establish real estate action teams across three
States: Arizona, New Mexico and Nevada.  Each State will have 4-7 Teams
consisting of one team leader and 4-6 project managers.  Each of these teams
will have an annual goal of 3 - 6 million in closed volume. This volume will
consist of those closed sales resulting from traditional and auction
processes of selling real estate.  Success will require team work,
procedures, processes and a strong commitment to customer service.  All of
this can be accomplished in a fun and profitable environment.  It has a real
pleasure to be involved interviewing Realtors and non-Realtors.  

Several of our new Team Leaders had a recent background in a Property
Management organization but had an active real estate license.  Another new
Team Leader was a very successful associate Real Estate Broker working in a
leading organization.  He was one of three working in a leading organization.  
He was one of the highest producer and probably clearing over $ 200K per year.  He walked away because he could see the vision and future of real estate.  He said, if you are so excited at your age, I better pay attention.  The truth is I will learn much and truly enjoy his personality and work ethic.  Our other Team Leaders come in from the medical and legal backgrounds.  Our core is strong and solid. They all realize this business model is a work in progress and it will take time

and effort to mature.

Chance to know Freedom and Common Ground

Realestateauctions.com provides the freedom to think outside the box, travel the world 
and enjoy interacting with others on a common ground.  We recently decided to take a month and see how others live and enjoy their life.






We flew to Manchester England, picked up a taxi for a "breath taking" ride for a little over an hour. Our friends and client invited my wife and I to join them on a "narrow boat " approx 9' wide to travel up the Leeds - Liverpool canal.  The 4 of us ran the boat and opened all the locks as we were lifted up or dropped to other level of water.   What an interesting work experience and it was work but fun. The Diesel engine was designed run no more than 4 miles an hour in these 20-25' wide canal.  We slept to 9ish, had boat breakfast and traveled the canal say 10 - 4.  We would spend 25 minutes to an hour going through a lock.  At 4 pm we would rest (nap maybe, read, nothing) until 5:30ish and then fine a local PUB where we would consume food and Guinness or something else.  Returning back to the narrow boat around 7:30ish some would read and other would head for the 2.5' bunk.  We would get up the day and do the same.





This experience allow us to meet other boat people with wonderful kind attitudes doing the same for a little as a day or living on the narrow boat.  These live on boats were outfitted like an RV with TV, kitchen, restroom and living room.  I haven't shared two of the best parts: people and countryside.

The people sounded funny (ha,ha) but would give you all the information and help you desired.  They couldn't do enough and "always" asked, how are you enjoying you trip.  Secondly, the countryside and canal appearance would change around each corner and on the other side of the hill, very, very charming and clean. 



 While walking around these small and larger towns searching out a Pub, I spoke with several realtor's and we discussed the move towards selling the real estate via auction.  There are several real estate auction companies operating in England. I am thinking our common ground is being caring people willing to share and look beyond ourselves.


Real estate is one of those careers that can allow you the freedom to reach out to others and learn.  It is some important to have the freedom to choice and not be tied to a schedule work time and place Thus we are free to step out and experience once in a life time adventure(s).

Online Bidding for Real Estate ?? Risk or Reward?



There are some interesting and surprising experiences to share concerning the purchase of Real Estate via online bidding. I have had four real estate auctions @ RealEstateAuctions.com during the past four months and have seen no bidding.  However we have written 9 offers on the property shown in those auctions over the past 4 months.  Buyer mindset and thinking is very interesting.

We advise our sellers to entertain both "Pre" and "Post" auction offers since these properties are posted as " Minimum Bid" properties.  Thus the seller would obtain the desired price, that being our responsibility; obtain a qualified buyer for the seller and the minimum bid satisfies the seller's need and they accept the pre or post offers.

We interviewed several buyers as to why they didn't utilize the online bidding vehicle to purchase the desired property.  The surprising answer was mainly they didn't want to be in a position of competing for the property. They felt that it could result in a control issue and cause them to pay too much for the property.  None of these purchasers were motivated to take a risk and felt that they were excited and paid a value later perceived to be poor purchase decision.  My thinking is that because we are dealing with baby boomers and retired folks here in our area, they are not willing to take the risks and reap the rewards that are second nature to millennials on the internet.
